Concrete for Middleburg Heights Homes
Middleburg Heights lies about 11 miles southwest of downtown Cleveland along U.S. Route 42, and it is one of the suburbs on Parma's border that our concrete contractors cover. The village was established in 1928 and became a city in 1961. Its biggest growth came after that. The census counted 3,299 residents in 1950, 7,282 in 1960, 12,367 in 1970 and 16,228 in 1980. Since then the population has stayed around 16,000, and the 2020 census counted 7,516 housing units on about 8 square miles.
The 1970s driveway problem
Many Middleburg Heights homes were built in the 1960s and 1970s, which puts their original concrete at 45 to 60 years old. At that age the usual issues are not cosmetic anymore. Driveways crack into blocks, edges break off, and panels settle where soil was disturbed near the foundation or a sewer lateral. Garage floors often slope the wrong way after settling. After years of patching, a full replacement with a stronger base and better drainage is often the cheaper path.
Our driveway process
- Inspect and measure. We note drainage, garage floor height, apron condition and anything buried nearby.
- Remove. We break out and haul away the old concrete.
- Build the base. We grade, add stone and compact it, which matters more than the concrete itself for long-term performance.
- Form and reinforce. Forms set the slope to the street; reinforcement ties the slab together.
- Pour and finish. Air-entrained concrete, a broom finish for traction, and control joints at proper spacing.
- Cure. We tell you when you can walk on it and when you can park on it.
Garage and shed slabs
A garage floor that has dropped at the door lets snowmelt run in instead of out. When both are failing, replacing the garage slab along with the driveway lets both surfaces meet at the right height. We also pour new shed slabs and pads for storage buildings, with a compacted base so the building stays level through frost.
Patios that suit a 1970s yard
Many back yards here still have the original small concrete pad by the back door. Homeowners ask us to tear it out and pour a larger concrete patio or a stamped concrete surface. We look at where the downspouts empty and how the yard drains, then pitch the new patio away from the house. A border band in a contrasting stamp or color can tie the patio to the home's brick or siding.
Walks and steps
Front steps and walks take a beating from salt and frost. We rebuild steps with even risers, a solid landing and a broom finish for grip, and replace walk squares that have heaved or broken. If only part of the walk has failed, our concrete repair and replacement work keeps the cost down by leaving sound sections in place.
Salt, snow and sealing
The official weather station closest to Middleburg Heights is at Cleveland Hopkins International Airport, where 1991 to 2020 normals put average snowfall at 63.8 inches a year. That means plowing, shoveling and rock salt on driveways and walks for months. Salt does not attack well-made concrete directly, but brine soaks into the surface and makes freeze damage worse. We pour air-entrained mixes, avoid overworking the surface during finishing, and recommend a penetrating sealer before the first winter. Resealing every few years is the cheapest maintenance a driveway owner can do.
Sewer laterals and buried lines
A driveway in a 1960s or 1970s subdivision often has a sewer lateral, a water line or a gas line running under part of it. Settling along that trench line is a common reason one strip of a drive sinks while the rest stays put. At the estimate we look for cleanouts and meters, and before tear-out the utilities are marked. If the trench backfill is soft, we dig it out and compact stone in its place. Work at the apron or the public sidewalk may need city approval, and we check that before we schedule. Middleburg Heights Questions
Should I replace my garage floor and driveway at the same time?
If both are failing, yes. Doing them together lets us set the garage floor and the drive at matching heights so water runs out of the garage, not in.
Can a stamped patio match my home's brick?
We can choose a color and pattern that complement the brick, and add a border band in a second color. We show samples before you decide.
How do you handle a walk that settles near the house every year?
That usually means loose backfill under the slab. We remove the walk, compact or replace the base, and pour new concrete with a slope away from the foundation.
